Lake Stevens Plumbing Services

Taking Care of Issues from Water Meter to Sewer Main

When water pools in your yard or the lowest drain in your house backs up, the first question is whose pipe has failed. For Lake Stevens plumbing services, Barron Home Services starts by determining which side of the property line the issue is on, then repairs the section you own.

If Snohomish County PUD is your water utility, the PUD installs your meter, and the service line from the meter to your house belongs to you. If the Lake Stevens Sewer District serves your address, the district runs the sewer main, and the district’s code assigns the cost of installing and connecting a building sewer (the pipe from your house to the main) to the property owner.

Reach our Lake Stevens plumbers through the online contact form or on (360) 987-5931, tell us where the trouble showed, and we’ll let you know how we can help.

Three Checks to Locate the Trouble Before We Arrive

A few simple observations can help distinguish a possible water leak from a drain or sewer problem.

Before scheduling your service visit, take a few minutes to check the following and note what you find:

  • Meter check – Turn off every faucet and every appliance using water, then lift the meter box lid and watch the dial. Movement means water is leaving somewhere on your side of the meter.
  • Drain check – Run the kitchen sink, then flush the toilet nearest the lowest drain in the house. Gurgling or rising water at the lowest drain points to the building sewer, not one fixture’s line.
  • Rain note – Write down whether the trouble follows heavy rain. The sewer district’s code bars downspouts and outside drains from connecting to a building sewer, so backups after storms send us looking for water entering from outside.

Share what you observed when you schedule service. These details help our plumbers understand the symptoms, narrow down possible causes, and determine where to begin their inspection.

Plumbing Services for Each Section of the System

Our plumbers handle everything from urgent plumbing problems to water heater, drain, and sewer work.

Our plumbing team offers these services:

  • Emergency plumbing
  • Water heater services
  • Trenchless sewer repair
  • Drain cleaning

If you're unsure which service applies to your situation, that's OK. Tell us what you're experiencing, and our plumbers will assess the problem and explain the recommended repairs.

How Can You Catch Hidden Plumbing Problems Early?

Service lines, building sewers, and tanks sit underground, behind walls, or in a utility closet, so most people learn about a failing pipe when water appears. Our WholeHome™ Membership puts a plumber in front of those pipes before the trouble starts.

A membership offers these benefits:

  • Maintenance visit – You choose one system for a regular maintenance visit.
  • Home inspection – The membership includes trade-specific home inspections, so a plumber checks your plumbing before something fails.
  • Priority scheduling – A leak or backup moves you up the schedule, and members get their own phone line.
  • Lifetime Parts Replacement Guarantee – Signature Members receive our guarantee on replacement parts.

One plan also covers your heating, cooling, and electrical systems, backed by more than 50 years of service in Northwest Washington.

Frequently Asked Questions About Plumbing Service

Each answer points to a source you can check yourself. Your own property decides what you find, so treat the answers as a starting point for a visit.

Where Is My Main Water Shutoff Valve?

Look where the water line enters your house, usually in a basement, crawl space, garage, or utility room, and find the valve on the pipe. Turn a lever handle a quarter turn, or a round handle clockwise, until the handle stops. Test the valve before an emergency, so you know the handle moves.

How Do I Find Where My Sewer Line Connects to the Main?

The sewer district’s code makes the property owner responsible for getting the location and elevation of the sewer tee or stub from the district’s superintendent. Contact the district for the information before any digging starts. For water, the PUD publishes a guide to locating your water service line.

Does Water Hardness Matter for a Tank Water Heater?

Minerals in water settle as sediment at the bottom of a tank. The PUD’s 2024 water quality report lists average total hardness for the Lake Stevens system at 73 ppm (parts per million), with readings from 9 to 89 ppm across a supply blending Everett’s water with PUD wells. Checking a tank for sediment is part of routine water heater service.

Why Do My Drains Back Up After Heavy Rain?

Rainwater enters a sewer line through downspouts or outside drains tied to the pipe, and through cracks or roots in the pipe itself. The sewer district’s code bars downspout and outside drain connections to a building sewer. Note when the backups happen and tell your plumber.
